Urban life is becoming hectic, draining off valuable time spent with our family. Things have changed over the period of time. Himachal Government has recently announced a new scheme to acquire lands for establishment of Housing Colonies. The dream of owning property in Himachal has become more realistic. The state government has now allowed the purchase of land by outsiders (non-Himachali). Himachal Pradesh Housing & Urban Development Authority (HIMUDA) is conducting demand survey of different areas in seven districts for the purpose of housing development in the state. HIMUDA has invited application from all citizens of India to own residential houses/plots/flats in proposed housing colonies to be constructed under partial self financing scheme. If the response for a particular area is adequate, the government will take necessary steps for acquisition of land. It plans to complete the formalities in six months.

After the finalization and approval of the scheme, people can buy, own and resell property in Himachal Pradesh. This is a dream come true for nature lovers, who always wanted to own a cottage in the salubrious environment of mountains. In case sufficient demand is not received for a particular location, the government may modify or abandon that  scheme. You can download the scheme documents from the website of Himachal Pradesh Housing & Urban Development Authority. Now that it is easier to own house in Himachal Pradesh, we may still be worried about regular maintenance expenses and security. It is difficult to spend more than a few weeks a year in the second home or in mountains away from work.     It is agreed that a period of 6 months to develop an area is required, but what HIMUDA can do is to publish the names and other details of the aspirants. This will assure the investors whether their applications have reached them . They will also be knowing the future prospects of any particular Distt about its potential development if there are sufficient number of applicants.

    Hello,

    I applied in Himuda Scheme and sent a DD for Rs 5000/-. Please advise the status of my application. Its already been 6 months but no single correspondence regarding the status has been recieved.
    Kindly let me know if anyone who has recieved any status update regarding this so that we all others can inquire about concerned authorties.

  13. HIMUDA has already acquired land in couple of places such as Nahan, Shimla etc. which is currently being surveyed from project development point of view. The Authority is also in the process of actively acquiring more land in Shimla, Chail, Solan, Kasauli, Parwanoo, Bilaspur, Mandi, Sundernagar, Kullu, Manali, Dharamshala, Kangra, Palampur, Una, Chamba etc. The process of land acquisition etc, is likely to take 4-6 months. Subsequently, the projects will be developed and people applying in demand survey will be asked for there preference as to plot/flat size etc. At that time unwilling people will also have an exit option. There endeavor will be to cater to people responding to demand survey and not seek fresh applications. Also there is some private development happening in Himachal now at different places and the people who do not want to wait for HIMUDA project development can have a look at these.

  14. Further to my earlier update HIMUDA has completed the data entry tasks and has started dispatching the acknowledgements and receipts of the registration amount to the applicants. I reckon they will come through with schemes at most places but in good time at Govt pace. Watch out this space for further updates.

    Request you to please provide me the details of latest guidelines under section 118 to purchase land or built-up property in Himachal. Kindly help

    • Section 118 of the HP land Tenancy and Reforms Acts generally provides prohibition for people from non-agricultural land holding families in HP from acquiring land in Himachal. There are however relaxations for:

      1. Built up properties in Municipal or notified area limits, or built up properties/plots in the projects approved under the HP apartments Act.
      2. People living in HP since earlier than 1972 can buy plots in Municipal limits.
      3. Special permission from Govt can be taken to buy land up to 500 meters for constructing a house in non municipal areas on showing reason such as health grounds, some link with Himachal, any other ground considered suitable by the govt.
      4. Special permission can also be obtained for other purposes such as Industry, educational institutions, tourism related projects etc.

    The Palampur project details are not yet finalised and at the time of last information HIMUDA was still surveying for land.

    till date i haven’t received any receipt..

  33. Own a vocation home in Himachal Pradesh…..really sounds interesting. I love to live my dream. I think in Himachal Pradesh shimla, kullu & manali is the best place to live in our vocations. They both are including as my dream places in which I want to buy my vocation home in Himachal Pradesh.

    I HAD BOOKED 2 PLOTS UNDER himuda in 2010, 1 in Dharamsala and 1 in Solan
    but i had rcvd. receipt for only plot booked in Solan. Could manage to get the details from net for the other plot today .
    Still no news abt. the alotments so far . its been a long time now.

    If something is being done, we should be informed abt. the current status.
